COLORADO SPRINGS, Colo. (AP) ? Wildfires damaged more than a dozen Colorado homes over the weekend and forced evacuations for thousands more while shrouding top state tourist destinations in smoke and emptying hotels and campgrounds ahead of the Fourth of July holiday.

Colorado is having its worst wildfire season in a decade, with more than a half dozen forest fires burning across the state's parched terrain. One of the newest fires, a blaze near Colorado Springs, grew to more than 3 square miles Sunday after erupting just a day earlier and prompting evacuation orders for 11,000 residents and an unknown number of tourists.

The fire sent plumes of gray and white smoke over the area that obscured at times Pikes Peak, the most-summited high-elevation mountain in the nation and inspiration for the song "America The Beautiful."

Winds had started to push smoke away from Colorado Springs and evacuations orders were lifted for the 5,000 residents of nearby Manitou Springs, but area residents and tourists still watched nervously as haze wrapped around the peak.

"We're used to flooding and tornadoes, nothing like this," said Amanda Rice, who recently moved to the area from Rock Falls, Ill. Rice, her husband, four children and dog. They left a Manitou Springs hotel late Saturday.

Rice, scared when she saw flames, took her family to the evacuation center before she was told to go.

"It was just this God-awful orange glow. It was surreal. It honestly looked like hell was opening up," Rice said Sunday.

Even while other large fires burn across the West, Colorado's blazes have demanded half the nation's firefighting fleet, according to Colorado Gov. John Hickenlooper. He said C-130 military transport planes from Peterson Air Force Base in Colorado Springs would begin assisting Monday.

"People recognize this is going to take a big push" to extinguish, Hickenlooper said Sunday from a Colorado Springs grocery store, where volunteers were passing out burritos, sandwiches and drinks to 350 firefighters working near Pikes Peak.

A statewide ban on open campfires and private fireworks has been in place for more than a week.

While no homes were reported damaged in the Colorado Springs-area fire, a forest fire near Rocky Mountain National Park destroyed structures near the mountain community of Estes Park. The Larimer County Sheriff's Office said Sunday that 22 homes and 2 outbuildings had been burned.

The Estes Park destroyed vacation cabins and closed the most commonly used entrance to the park. Clouds of smoke blew toward the 102-year-old Stanley Hotel that inspired Stephen King to write "The Shining."

Also over the weekend, residents of a subdivision near the northern Colorado city of Fort Collins learned that 57 more homes in their neighborhood had been lost to High Park fire, which already had claimed 191 homes, authorities said.

The High Park Fire is the second-largest wildfire and among the most expensive in Colorado's history. It has scorched more than 130 square miles and was just 45 percent contained on Sunday, The Denver Post reported.

With Colorado midway through its worst wildfire season in a decade, travelers have seen some of their favorite sites closed to the public, obscured by smoke and haze. Some travelers were awoken with evacuation orders.

Families planning whitewater rafting trips or visits to the stunning red-rock formations in Garden of the Gods park in Colorado Springs were instead spending their vacations passing out bottled water and setting up cots in evacuee centers.

They included Mark Stein of Morristown, N.J., whose family arrived after midnight Sunday at their Manitou Springs hotel for a week of whitewater rafting and sightseeing.

"We were sleeping for 15 minutes when they started knocking on the door ? a day from hell," Stein said of the day of travel. With his wife and two sons, Stein spent the first night of his vacation setting up cots for more than 200 evacuees who slept at the school.

"I think it's the best vacation ever. This is what the real world is about. There's a lot of people that need help," Stein said.

Also Sunday, a brushfire that began near Elbert, about 50 miles southwest of Denver, quickly spread to about 60 acres, forcing the evacuation of about 100 residents.

Elsewhere, firefighters contended with windy and heat as they battled wildfires in Utah, New Mexico, Arizona and California.

? In Utah, a 15-square-mile blaze around Fountain Green in Sanpete County was threatening more than 359 permanent structures and 213 mobile homes and travel trailers in four rural subdivisions, forcing about 1,000 people to flee. BLM says the human-caused fire erupted Saturday afternoon. Officials report progress on a 9-square-mile wildfire around Saratoga Springs, about 40 miles south of Salt Lake City.

? In Montana, two wildfires were burning in the southwest part of the state, including the fast-moving Antelope Fire, which started Saturday afternoon about 10 miles north of Whitehall and had grown to 462 acres on Sunday. About 100 firefighters were battling that blaze.

? In Arizona, the U.S. Forest Service said Sunday that containment against the Pecos Fire, just outside of Young, is up to 50 percent and remains under 12,000 acres. Officials say many of the firefighting resources are being released to their home units or to other fire assignments.

MSNBC?s Chris Hayes explains why the public overwhelmingly supports the military

When he?s not biking across the Brooklyn Bridge in order to save the world from global warming, MSNBC ?Up? host Chris Hayes is psychoanalyzing society and why it functions as it does.

That?s the theme of his new book, ?Twilight of the Elites: America After Meritocracy,? which he was promoting at the Politics & Prose Bookstore in northwest Washington, D.C., on Monday night. One of the questions posed to Hayes was about the military and the public?s support for it ? an issue Hayes has probably thought about since he stumbled into a controversy by questioning if it was proper to call dead soldiers heroes.

?I think the military is trusted because people?s frustration, anger, disappointment with the military engagements are directly rightly I think at their political leaders,? Hayes said.

?So I think people have divided between the political leaders that have brought us into the longest period of war in the republic?s history and the people that are asked to fight it,? he said. ?I think that is true. I think the populace ? I think it shows up in public opinion. I mean, how else do you explain the gap between the fact that people don?t like the Afghanistan war. They hated the Iraq war by the end of it and yet during that same period of time, the military is the only institution to gain trust.?

?I think also there are two more aspects to this,? said Hayes, elaborating. ?First I think from the sheer perspective of confidence the military has performed quite well in this decade in so far as they have done what we have asked of them.?

But, he reminded the audience about Abu Ghraib, a cruise missile strike in Yemen he claimed no one knew about and drone strikes that he said have moral, ethical and legal issues. Other than that, Hayes said the military performs with a degree of competence, unlike other institutions.

?That cannot be said of say ? the banks,? he said. ?I mean, just look at it that way, right? The banks are just supposed to do this thing where they take deposits and lend out money and they totally, totally, totally, totally screwed that up. That?s not the case for the United States Armed Forces.?

Hayes added that Americans appreciate the military because its members shoulder a burden many don?t wish to bear, and that people therefore feel better about themselves by telling pollsters that they support the military.

?There?s tremendous social distance between the elites in American life and the Armed Forces,? he said. ?And this is just an empirical statement of the fact of the percentage of members of Congress who are veterans, the percentage of those who are in the upper income echelon or high levels of education obtainment, in terms of what percentage of them enroll. And I think that has something to do with it to because I think there can be a kind of ? the distance, people make up for that distance by telling pollsters they trust the institution.?

?There?s this kind of bargain in the conversation that we have in American life that basically says, you know ? there?s a very small group of people that are going to bear this burden, a very small group as a percentage of the population,? he continued. ?And Afghanistan barely makes the headlines now. And so part of the way I think we deal with this great cultural unease about that status quo is to say, ?Yes, we trust the military,? because it lets people off the hook from the very difficult process of grappling with the fact that we are asking a very, very small group of people relative to the entire population to bear a very, very heavy burden.?

On today's show we had tech journalist and open source advocate Glyn Moody on the show to talk about the collision of copyright law and technology. We also sprinkle in some patent discussion for good measure. More show notes after the break.

After much fighting with audacity (lack of disk space and just outright crashes), this is finally out. I apologize for the unedited show notes, but I thought it more important to move on and work on releasing our other shows than to edit the show notes. If anyone thinks the show notes are lacking, I can go back and fix them up.

(AP) ? Firefighters faced dangerous conditions across much of the Rocky Mountain region Monday, as hot, dry weather and expected gusty winds threatened to fuel a wildfire that has charred about 90 square miles in northern Colorado.

Authorities have ordered new waves of evacuations, urging residents to flee from a blaze that has destroyed more homes than any other in state history.

About 1,750 people were working to stop the fire, which was sparked by lightning and was 45 percent contained.

Incident commander Bill Hahnenberg said he was pleased with the firefighters' efforts and indicated that if the weather hampered their progress "then we just go after it the next day and the next day."

Firefighters at the High Park fire west of Fort Collins dealt with 30 mph winds and gusts of up to 50 mph Sunday. Some rain moved through Saturday evening, but it wasn't enough to quell the fire.

"The problem is that when you have a fire like this, even if it rains it evaporates before it hits the ground," said Larimer County sheriff's spokeswoman Julie Berney.

Despite the winds, fire officials said crews Sunday were able to maintain most existing fire lines, with the fire chewing through about 1,000 more acres.

The blaze has burned down at least 181 homes, surpassing the destructive toll of the Fourmile Canyon wildfire that destroyed 169 homes near Boulder two years ago.

Two waves of evacuation notices were sent to an unknown number of residents Sunday afternoon and night.

Also Sunday, a fire erupted in the foothills west of Colorado Springs, prompting the evacuation of an unknown number of homes as well as some cabins, a Boy Scout camp and a recreation area near the Elevenmile Canyon Reservoir, which provides water to the Denver area. The fire has spread to 450 acres and fire managers said it has the potential to grow much more in the dry, windy conditions.

In southwest Colorado, a fire near Pagosa Springs has grown to 11,617 acres and was 30 percent contained. It was sparked by lightning May 13.

As firefighters try to get the upper hand on the blaze near Fort Collins, which has burned large swaths of private and U.S. Forest Service land, local authorities have dispatched roving patrols to combat looting.

On Sunday, deputies arrested Michael Stillman Maher, 30, of Denver, on charges including theft and impersonating a firefighter. The sheriff's department said Maher was driving through the fire zone with phony firefighter credentials and a stolen government license plate.

His truck was later seen near a bar in Laporte, and investigators said they found a gun and stolen property in the vehicle.

"There's a handful out there that are taking advantage of others," said Sheriff Justin Smith, adding that "if somebody's sneaking around back there, we're going to find them."

The fire is also forcing wildlife to flee the flames. A moose seeking shelter in Fort Collins is back in the wild after swimming across Horsetooth Reservoir, according to the Fort Collins Coloradoan (http://noconow.co/M0G9M3 ). Wildlife officials tranquilized the moose, blindfolded it and moved it to an area away from the fire.

Across the West:

? Wyoming: A grass fire destroyed four homes in a small community outside Casper, Wyo., Sunday afternoon, but no one was injured. Another wildfire discovered Sunday has burned about 800 acres in the Medicine Bow National Forest.

? California: A wildfire that forced the evacuation of 150 homes in a rural area of San Diego County surged to 800 acres overnight and was 5 percent contained. Evacuations were voluntary, but residents were warned that could change if winds pick up as expected.

? Nevada: Crews are fighting a 22,000-acre fire north of Ely, Nev., that has burned a mobile home. The person living there was evacuated and no injuries have been reported in the North Schell Fire that's burning steep, rugged terrain on the east side of the Schell Mountain Range, authorities said.

? New Mexico: Firefighters are taking advantage of favorable weather conditions to battle a wildfire that has destroyed 242 homes and businesses. More than 1,100 firefighters remained in Ruidoso as they fight to hold the Little Bear Fire that is now 60 percent contained. Another fire in the Gila Wilderness, already the largest in state history, grew another 1,000 acres to 463 square miles. It's 80 percent contained.

? Arizona: Firefighters are focusing on protecting electrical transmission lines near a 3,100-acre blaze on the Tonto National Forest in northern Arizona. Officials said hot weather and steep slopes remain a concern, and firefighters are on the alert for thunderstorms and possible lightning strikes. The fire is 15 percent contained.

In Egypt, little enthusiasm for presidential finalists

The winner of Egypt's presidential election may be known by Monday evening. NBC's Richard Engel reports.

By NBC's Charlene Gubash

ANALYSIS

The second voting day Sunday for Egypt?s first democratically elected president had a markedly low turnout, a showing that many attributed to disappointment with both lackluster candidates.

Scattered voters strolled into the Victoria School voting center without delay and quickly registered their choices for the two finalists in the presidential run-off: Ahmed Shafiq,?a Mubarak-era official, and Mohammed Morsi, an Islamist engineer.?

?They hate them both,? said Wael Ghoneimi, owner of an advertising agency.? ?It?s not the election we were waiting for for?30 years.??

Despite their individual preferences, all voters were concerned about post-election violence if Shafiq, the former prime minster,?should win.?

The presidential elections in Egypt are currently underway, just after the Egyptian high court this week suspended the nation's parliament. NBC News' Richard Engel reports on the recent developments in both Egypt and Syria.

?If Shafik wins, the situation will be very critical,? says Kareem Ali, a gynecologist and a supporter of Morsi, candidate of the fundamentalist Muslim Brotherhood.??

Physical therapist Zain Abdine also thinks the Muslim Brotherhood would protest a Shafiq victory.??They ask for democracy but they don?t play by the rules.? I fear there is going to be some violence in the street among the Islamists (if Shafiq wins).? But I have great faith in our armed forces.? They will be able to control whatever happens.?

Right now, the ruling Military Council is trying to do just that.? Reportedly, they will declare a new constitution annex defining the powers of the new president in the next two days.? Egypt?s former constitution had been suspended and was supposed to have been determined by a constitutional assembly.? Because the Muslim Brotherhood tried to dominate the 100-member constitutional assembly, plans to form the decision-making body broke down twice and effectively left the country without a functioning constitution.??

Cairo dispute triggers gunfight as Egypt votes

The constitution would have determined the right of the president to appoint ministers and other state officials and the balance of power between the executive and legislative branches of government.

The country could not be in greater political disarray.? A president will have been elected but without defined authority.? The composition of a constitutional assembly will likely be determined by the military.?

The predominantly Islamist, democratically elected parliament was dissolved by a recent Supreme Court decision.??The Muslim Brotherhood disputes the verdict, arguing that the ruling military council does not have the power to implement the court?s verdict.? The parliament building is now surrounded by military forces to prevent legislators from entering without permission.???

People have practiced democracy a lot since the revolution.? They have already voted five times.? But practice has not made perfect.? The results of two of those elections have already been overturned.? No wonder they head to the ballot box reluctantly, or not at all, as they enter what could be the beginning of a new chapter of turbulence rather than the democratic transition that reflected their deepest hopes.???

(AP) ? Fears of an imminent Greek exit from Europe's joint currency receded Sunday after the conservative New Democracy party came first in a critical election and pro-bailout parties won enough seats to form a joint government.

As central banks stood ready to intervene in case of financial turmoil, Greece held its second national election in six weeks after an inconclusive ballot on May 6.

With one party advocating ripping up Greece's multibillion-euro bailout deal, the election was seen as a vote on whether Greece should stay in the 17-nation joint euro currency. A Greek exit would have had potentially catastrophic consequences for other ailing European nations, the United States and the entire global economy.

With 82.5 percent of the vote counted, official results showed New Democracy winning 30 percent and 130 of the 300 seats in Parliament. The radical anti-bailout Syriza party had 26.6 percent and 71 seats and the pro-bailout Socialist PASOK party came in third with 12.5 percent of the vote and 33 seats.

The anti-immigrant nationalist Golden Dawn party had 6.9 percent and 18 seats, while the Democratic left won 6.1 percent and 18 seats.

The parties have starkly different views about what to do about the ?240 billion ($300 billion) in bailout loans that Greece has been given by international lenders, and the harsh austerity measures that previous Greek governments had to accept to get the funds.

New Democracy leader Antonis Samaras cast Sunday's choice as one between keeping the euro and returning to Greece's old currency, the drachma. He has vowed to renegotiate some of the bailout's harsher terms but insists the top priority is for the country to remain in Europe's joint currency.

"The Greek people today voted for Greece to remain on its European path and in the eurozone," Samaras said after his party won. "(Voters chose) policies that will bring jobs, growth, justice and security."

Syriza chief Alexis Tsipras, who had tapped into a vein of deep anger over the plunging living standards faced by many Greeks, had wanted to rip up Greece's international bailout deals and roll back the new taxes, job cuts and pension cuts imposed in the last two years.

That plan will have to wait, since the party that comes in first ? New Democracy ? gets the first stab at forming a new majority in Parliament. If they fail, the next highest party gets to try.

Tsipras congratulated Samaras and conceded the election.

The head of Greece's socialist PASOK party, meanwhile, proposed that a unity government be formed of four top parties, including Syriza despite its anti-bailout views.

PASOK's Evangelos Venizelos, who spent months negotiating bailouts as Greece's finance minister, suggested dumping the usual procedure of each party seeking coalition partners. He said a government must be formed quickly and suggested one between New Democracy, Syriza, PASOK and the small Democratic Left.

"There is not one day to lose. There is no room for party games. If we want Greece to really remain in the euro and get out of the crisis to the benefit of every Greek government, it must have a government tomorrow," Venizelos said after results were announced.

Germany's finance minister welcomed the New Democracy party's victory as a decision to "forge ahead" with implementing far-reaching reforms. Germany's foreign minister said it was important for Greece to stick to its agreements with creditors, but held out the prospect that Athens might be given more time to comply with them.

Germany ? Europe's biggest economy ? has been a major contributor to Greece's 2 multibillion-euro rescue packages and a key advocate of demanding tough, and highly unpopular, austerity and reform measures in exchange.

Greece has been dependent on rescue loans since May 2010, after it was locked out of the international markets following years of profligate spending and falsifying financial data. The spending cuts made in return for the bailout loans have left the country mired in a fifth year of recession, with unemployment spiraling above 22 percent and tens of thousands of businesses shutting down.

The austerity measures have included deep spending cuts on everything from health care to education and infrastructure, as well as tax hikes and reductions of salaries and pensions. They have provoked near-daily strikes and protests.

Virtually unknown outside of Greece four months ago, Tsipras and his party shot to prominence in the May 6 vote, where he came in a surprise second. But his pledges, which included canceling planned privatizations, nationalizing banks and rolling back cuts to minimum wages and pensions, horrified European leaders as well as many Greeks.

Experts said his proposals would lead to Greece getting tossed out of the eurozone and immediate, severe economic hardship at home for years.

The vote went smoothly except for one incident in which 10 men armed with sledgehammers and wooden bats attacked a polling station in central Athens, wounding two policemen and setting fire to the ballot box.

Greek police were also investigating the discovery Sunday of two unexploded hand grenades outside private Skai television station on the outskirts of Athens.

Sunday's result is likely to relieve investors, but stock analysts were already warning that any bounce for financial markets could be short-lived.

"Treat knee-jerk market rallies with caution," Neil MacKinnon, global macro strategist at VTB Capital, advised clients. He warned there were still too many questions about Europe's handling of its debt crisis, plus warning signs of a slowing global economy, to celebrate the Greek vote.

Commercial Real Estate Agent Training Online: Marketing Tips for ...

In commercial real estate today we all know that things are changing in many ways. ?The prices and rents of a few years ago are history, and todays results in the property market are a new level of change.

The clients that we work with should (you would expect) be conditioned to the market today; not so they say! ?At the time of listing and promoting their own property for sale or lease these clients seem to have ?limits? on reality and market evidence. ?On that basis your skills in listing and conditioning the client are today more important than ever before.

So let?s assume you have listed a property for sale or for lease at a reasonable and fair price. ?The next stage of the equation will be in the marketing of the property to the target audience that you have defined. ?There are good ways and bad ways to market property today. ?The bad way is the generic way and that wastes everyone?s time. ?Every property listing has to be specifically marketed so you create enquiry from what is (we know) a limited enquiry base.

So every listing takes more effort. ?If you want results with your property listings and for your clients (hence more commission for you), the best thing to do is to become a target marketer. ?It should be said that this should only happen on exclusive listings given the time and effort required to make all of this happen. ?If you can avoid ?open listings? then do so, as you really have limited if any control on what the client will do in the marketing of the property.

So here are some tips for property promotion today:

  1. The best method of sale or lease should be selected given the property market currently and the expectations of the buyers or tenants as the case may be. ?For example, there is no point in auctioning a property if auctions are not happening or converting to deals. ?Do what works and is relevant to the property type and local market.
  2. Get the price or rent right from the start. ?If the client wants a high or unrealistic price or rent, then it is better to deal with it at the start. ?Failure to do this will see a lower rate of enquiry and an extended time on market.
  3. Choose the right time to release the property into the local area. ?Take care in choosing the start of your marketing efforts; seasonal changes to business and the local population can shift the rates of?inquiry.
  4. Monitor your results so you can make marketing adjustments sooner rather than later. ?If you are not getting?inquiry?from your marketing efforts, take a good look at what you are doing and make some changes.
  5. Don?t let a property get ?stale? through a long ?time on market?. ?It is better to promote a property for 2 or 3 months and then stop for a few months. ?Let things freshen up and change before you go back into the property promotion phase.

As commercial real estate agents, we should be marketing experts for the property type and the changing market conditions. ?If you get this equation right, you can build a better group of listings and convert more deals. ?Be sensitive to what is going on locally and take steps to refine your marketing efforts.
